Q: Do you build in my town?

A: Please refer to the Service Area Map. Note: If we do not curently service your town and you would like assistance selecting a builder, please contact us. We are happy to assist you in finding someone reputable.

Q: How much will it cost to build my home / addition?

A: The three main factors that determine price are: style of home, site cost, and specifications. Please refer to our Model Homes page for a general idea on cost per square foot.

Q: Do additions cost more per square foot than new construction?

A: On a cost per square foot basis additions usually do cost more than new construction. There are three factors at work here: demolition, tie-in, and scale.

Q: How long will it take to build my new home / addition?

A: A typical schedule from design to completion will follow along these lines: design, 1-2 months, permitting, 1 month, construction, 4-8 months.

Q: It seems that a lot of banks have scaled back or eliminated construction lending. Can you recommend a good bank?

A: Yes. We have several banks that we've continued to work with. These lenders offer competitive rates and programs plus they offer excellent customer service. Please contact us with your requirements and we will be happy to offer a referral.

Q: How does a construction loan work?

A: Typically the bank will require a percentage of either land price, or land plus construction price, from you at closing as a down payment. The percentage varies by bank and loan package. Just like purchasing a pre-existing home there is one closing. The seller of the land is paid at the closing so that you may take possession. The construction portion of the loan is held in escrow by the bank while your home is being built. Disbursements are made by the bank based upon progress. Once you have your occupancy permit the construction loan converts into a permanent loan.

Q: Are you currently developing any land / would you like to purchase land from me?

A: We will often times have something in the pipeline, so to speak, that is not yet public knowledge. Please contact us with your criteria (town, price, etc) and we will be happy to help where we can. Likewise, if you have or are considering developing, please contact us. We, or someone we know, may be an interested buyer.

Q: Can you refer me to an architect or designer to help me develop a set of plans??

A: Absolutely. We have a talented network of architects and designers who can help. Please contact us with your location and specifications and we will refer you to someone who best suits your needs
